Abstract:
In recent years, Our Real Estate industry has been developed rapidly, the real estate companies have also been growth and expansion. The next competition in the real estate market is the cost of competition. Cost leadership strategy to become the future development of the real estate enterprises, improving internal management, further exploring brand content, and taking the group, professional, industry, branding and cross-road of development of the region will be the only way to survival and development of the real estate enterprises. With the expansion of the scale, the traditional single-project management model has been unable to adapt to the strategic development goal of real estate Enterprise. real estate companies have been gradually selected group of multi-project management control mode. Therefore, how to use project management knowledge to help real estate companies achieve control model group is to study the subject of this article, the paper is example of a real estate development enterprises in Zhejiang, conducted a case study.Firstly, Based on the development status of the real estate industry and future trends of research, you can see the real estate step by step towards coming group, professional, industry, branding and cross-regional development. In the group control mode, the real estate companies need to enhance the ability of the Group headquarters in risk prevention and initiative to mobilize the project company¡¯s ability to integrate capabilities and resources.Secondly, the paper research for the real estate groups control models of the financial management and control, operating and strategic management and control, comparing in four aspects that include definition, means of control, administrative privileges, features and application conditions.Thirdly, the core of thesis is the content of the management and control system of the real estate development enterprise group. In this section, the paper discusses in detail the organizational structure, process management and performance management, and the questions that often arise in group management and control model.Finally, the paper gives an example, a real estate development enterprises in Zhejiang.Putting the Group¡¯s management and control model of the application of theoretical knowledge into practice. For the problems of enterprise management, they chose the control mode, determined the positioning of the Group and its subsidiaries, established a new organizational structure, cleared positioning functions, defined the scope, designed control process and performance management.
